Wide open spaces…Texas style. Open Air Resort is a well-appointed RV and tiny home resort located in Spicewood in the heart of the Texas Hill Country.

We’re just a 45 minute drive northwest of Austin on Lake Travis. The resort features 124 RV and tiny home sites, 7 Vintage Airstream and Spartan vacation rentals, two tiny home rentals and 18 tent sites.

The resort includes a swimming pool, pickleball, sand volleyball courts, a stocked fishing pond, large laundry room, a community room with a big screen TV and a convenience store on site.
In the mood for a working vacation? We have lightning-fast WiFi, and plenty of quiet places for productivity in your mobile office.

We’re pet friendly! Bring your four-legged best bud along on your vacation. Our large dog run will be your pet’s favorite part of the trip.

  2. The staff here are super nice, welcoming, and non-judgmental. They are seeking to improve beyond where they’ve been, so it should only get better as new management gains experience. It is a bit of a drive from Austin, but they make up for it with good pricing. They are improving the facilities, so it’s nice they have the budget for that. Keep up the great work!

  3. Because of unexpected work being done on our home we had to move out for 24 hours. Open Air Resort is located just 5 minutes from our home. We loaded up our RV, took the dogs and moved to Open Air. The park is well maintained, very quiet. It offers .a lot of amenities that we didn’t utilize because of our short stay. It’s a very pleasant park that I gladly recommend.

  4. I just discovered this little gem and Open Air Resorts is what an RV park should be. All new with plenty of space, an awesome little swimming pool with roomy changing rooms and hot showers. Long term residents who take care of their spots live here and it shows. There are also some cool, like new vintage stainless steel RVs to be seen.

  6. I was there last month and I stayed there with my grandkids and we enjoyed the pool and Nicole and Mary were the best and friendly and all the amenities were clean and all the landscaping was great place to stay

  8. The people here are incredible. Nicole and Jason have been so helpful with everything. The resort is beautiful and clean and run perfectly. I love it here.

    Rooms: I have stayed in a beautiful airstream and now am in a fantastic tiny home. We love it here.

First off after a long drive from South Texas it was nice to breath some fresh air elevated in the hills of spice wood, Texas I followed my gut , when I arrived the open, clean home feeling welcoming was just what I was itching for from the front office to the fishing pier to the RV park highly recommending to family and friends. It’s A panoramic view from all angles , if you like camp and still have the hi tech of a swimming pool by your rv door . Great family spot can’t wait to visit more locations thank you

  11. Enjoyed my time at the resort. I can’t wait to book again and enjoy a peaceful relaxing experience. Nicole, the property manager, made it so easy to book and is lovely to talk too. Restrooms, showers, laundry room all available 24/7 and nice and clean as well.

  12. I have camped for years, but this is my first experience going full time. I visited several parks in the area and ended up choosing Open Air. I have a small camper so I chose this park because of its facilities and location. It’s located in a beautiful area. The facilities here are excellent. Since I have a small camper, I do not like the shower. The facilities here are in excellent shape and well maintained! Nice laundry facilities too. Whoever does the housekeeping (I believe her name is Nancy) does an excellent job! The park hosts are extremely nice and helpful – very friendly and welcoming. The walk around the park is a half mile. It’s very peaceful and quiet out here. It’s nice to sit out at the pond at night. So, overall, after two weeks here, I am very pleased and feel right at home.

  13. Open Air Resort in Spicewood is amazing! Our kids enjoyed the pool, playground, fishing pond, and friends. We stayed from April until the end of November and after being full time rv’ers for 1 year, it was great to spend some time in this peaceful amazing park not so far from Austin, TX. They fill up your propane tanks and pick up the trash every day. People working at the office are very nice and always ready to help you if need be. Thank you people of Open Air! You made our trip amazing!

  14. Great place. This is the second time we’ve stayed here. The pool is clean, and and the landscaping is nice. We loved playing on the playground, pickleball court, and in the volleyball court! Clean and fresh showers! There’s a cute pond to hang out at, but I wouldn’t really fish there. Loved the trees and fire pits in our site.

  15. We recently stayed here – the Minty. The camper was cute and spacious. The amenities were awesome! We loved the lounge with board/card games, the outdoor area with cornhole and bochie ball, and the pool with huge umbrellas for shade. The owner/manager/service was very nice and helpful. The beds are firm, but the rest of the experience makes up for it. We also liked the location – 25 minutes from Marble Falls which was great for shopping and wine/cheese tasting. We will definitely be returning!

  17. Nice place close to Austin though a feel of being in the country. The camper sites are large enough to have some privacy and it’s fairly quiet. Our family enjoyed the pool tremendously. Right outside of it are a volleyball court, pickle court and playground. In the pool area there are also bocce ball and bean bag toss though the Astro turf was too hot to be on in the middle of the day. The adults enjoyed sitting at the pond in the evening.

  18. Wanted to try Glamping. The airstream was great. AC stayed cool even on a 105 degree day. Nice facilities and friendly staff. Enjoyed the scenery and wildlife on the drive out.

  19. We just finished our stay at Open Air Resort. We stayed for over a month in our RV and I have to say this park had the best Internet that I have ever experienced in our travels across the USA in this past year!!!! It was always working with an exceptionally good signal. That is a big deal to me.
    The people were very friendly, the batrooms are very clean and new, the pool was wonderful, they have a big dog park, ping pong, Pickleball and we got to hear one of the park resident’s,Tim, play the piano on the 4th of July in one of the amenity rooms. They were always cordial and accommodating when you had a question or concern. I would definitely come back. I wish it hadn’t been such a hot summer (100 + degrees) and we could have visited more with the other RVers. We wouldn’t have left except we bought house!
    Don’t hesitate to book here!!!

  22. We stayed in the Jetson for a long weekend away and it was wonderful! The grounds are clean and well kept. The staff was friendly and attentive. The pool and amenities were all amazing. We will definitely be back and stay again.

  23. This was an overall amazing first experience! All the people were super nice and willing to help me and my large party. We had a group of three family’s and the people here accommodated us so wonderfully. The pool, bathrooms and showers were spotless, you could tell that they were checked often!   24. Delivered a RV to this beautiful hill country resort and was excited to see all the aminities offered. Whether you are staying in the RVs or Tiny Houses provided by the resort, or staying in your own RV, everything is there for you to use. Lawns are nicely kept, nice slow speed limit to protect the residents and children alike and no hustle and bustle of city life nearby. Our client will be very happy in his new home!

  25. This place is excellent- we have stayed here multiple times. Several times in the rentals- tiny homes as well as campers- and we have stayed in our own fifth wheel as well.
    Great place, great hosts/management, clean- the team is always cleaning, I have even seen them spray down and wipe down all of the outdoor chairs daily- does anyone do that to their own chairs?! The team and place are just great. Pool, volleyball, dog park, all paved spots, showers are EXCELLENT- clean and spacious, the store has a bit of everything in case you forget something and the location is perfect. Springs, hiking, fishing, rivers, lakes, vineyards, all within literal minutes of the resort.

  26. This RV resort is simply fantastic. It starts the moment you check in, and you are greeted by the friendly and helpful staff. After a speedy check in, they actually have someone escort you to your spot. He was helpful and even later brought me a fire ring so we could enjoy a campfire during our stay. The facilities are SPOTLESS, the showers, the bathroom, the pool area, everything is just so clean. It rivals any five star hotel you will find. The pool is clean and so well designed with a gradual walk in area like a beach, and plenty of space around the pool to sit and lounge. The pond is stocked for catch and release fishing, and has an abundance of seating around it to just relax under the shade and enjoy the peace. The actual spots are clean, very level, and have any power hook up you could possibly need. This was our first trip here and I was so impressed with everything. If your looking for a weekend getaway, they even rent vintage trailers so you can get a feel for the camper life before you embark on a new adventure. I would strongly recommend a stay here, you will not be disappointed.

  27. We toured the property in the last week and it’s simply GORGEOUS!!! Right in the Hill Country of Texas so you get the beauty of all the hills and also the rivers and lakes. There’s soo many activities here to keep us busy too, like an incredible pool, Pickleball, Sand Volleyball, a stocked Fishing Pond, big laundry room, a great community room with a big screen TV, a convenience store on site. Its right down the road from Stone House Vineyard with great views of the lake. We can’t WAIT to stay here as soon as it’s open in just another week. Woohoo!! <3
